A tree with a defect is not automatically a removal, and the assessment that decides it has two halves. The first is the tree: a crack running into a union, decay at the base, fungal brackets at the root collar, a lifted root plate, or a lean with disturbed soil around it. The second is what sits underneath — and that half is what turns a defect into a decision. The same hollow trunk over an unused field corner and over a driveway where a car parks every night is the same tree and a completely different risk. Some defects have a pruning or hardware answer that genuinely lowers the load: deadwood, an over-extended limb, a weak union. What cannot be pruned away is a compromised root plate, a decayed base, or a crack through the main stem, because taking weight off does not restore wood that has already failed. No honest assessment declares a tree safe.

What affects the estimate?
A tree with a defect costs more to take down than a sound one of the same size, because the method has to assume the stem cannot be trusted. That usually means working from a bucket or a crane instead of climbing it, and it is the single biggest lever on the price.

How a defect becomes a risk decision
A defect on its own decides nothing. Risk is the defect combined with what sits underneath it, which is why two trees in identical condition get opposite recommendations.

Does a leaning tree have to be removed?+
Not always. Long-standing lean differs from recent movement. Root condition, trunk defects, crown balance, soil changes and targets need assessment.
Can cabling save it?+
Cabling or bracing may reduce certain movement, but it is not a guarantee and requires inspection and maintenance.
Can you certify that a tree is safe?+
No tree is risk-free. A qualified assessment documents observable conditions, targets and reasonable management options at that time.
What tree defects deserve prompt attention?+
Fresh cracks, new lean, moving soil, hanging limbs, major dead sections, repeated failures and damage near occupied targets deserve timely professional review.
Is a hollow tree automatically hazardous?+
No single feature determines the answer. The amount and location of sound wood, crown condition, roots, loading and what the tree could strike all matter.
Can I get a written tree-risk report?+
Written reporting can be requested when needed for a sale, dispute, construction plan or management decision. Confirm the required detail and intended use before the visit.
What does an arborist actually look at to decide a tree is hazardous?+
Three things together, never one alone: the likelihood that a part fails, the likelihood it strikes something if it does, and how bad that strike would be. A hollow trunk over an unused corner of a field scores low. The same hollow over a driveway where a car is parked every night scores high. That is why two trees in identical condition can get opposite recommendations, and why "is this tree dangerous?" cannot be answered without knowing what is underneath it.
How much decay can a trunk have before it is a problem?+
The working rule most assessors start from is that a trunk retaining roughly a third of its radius as sound wood around the full circumference has meaningful strength left, because a hollow tube resists bending far better than intuition suggests. But that rule assumes the shell is continuous. An open cavity, a seam, or a crack through the shell changes the calculation completely, and so does a lean that loads one side. It is a starting point for measurement, not a verdict.
Mushrooms appeared at the base of my tree. How bad is that?+
It depends entirely on which fungus, because the fruiting body is the visible part of decay that has already been working for years. Some species decay only the dead heartwood and leave a stable shell; others attack the roots and the base, which is where failure is sudden and total. A bracket at the root collar deserves a prompt look. Photograph it before it deteriorates — the shape, colour, pore surface and exact position are what allow identification.
The tree has a crack. Does that mean it is coming down?+
Not necessarily, but cracks are the defect worth taking most seriously because they indicate the wood has already failed somewhere. What matters is depth, orientation and whether it is moving. A shallow frost crack in bark is common here and often benign. A crack running vertically into a union, or one that visibly opens and closes as the tree moves in wind, means the section is separating and has no reliable reserve.
Can I just remove the dangerous part instead of the whole tree?+
Sometimes, and it is worth asking. Reducing the end weight on an over-extended limb, removing a co-dominant stem, or crown-reducing a top-heavy tree can lower the load enough to change the risk. What cannot be pruned away is a compromised root plate, a decayed base, or a crack through the main stem — those are structural, and taking weight off does not restore what is already broken.
How often should a tree near my house be looked at?+
For a mature tree over a house, driveway or play area, once every one to three years is reasonable, plus a look after any storm that was locally severe. That cadence exists because the changes that matter — a new crack, a lifted root plate, a dying top — appear between inspections and are easy to miss from the ground when you see the tree every day.
Is a leaning tree automatically hazardous?+
No, and this is the single most common false alarm. A tree that has leaned the same way for twenty years has grown reaction wood to hold that position and is often stable. What matters is whether the lean is new or increasing. Look at the ground on the high side for cracked or lifted soil, and at the low side for a mound. A lean with disturbed soil is a different situation from a lean with undisturbed turf and moss growing right up to the trunk.
Who is liable if a tree I was warned about falls on my neighbour?+
Prior notice is what changes the answer. An apparently healthy tree that falls in a storm is generally treated as an act of nature. A tree you had been told was defective, and did nothing about, is a different matter, because you knew and had the opportunity to act. That is a practical reason to get a written assessment when a tree worries you and to keep it, whichever way the recommendation goes.
Can you give me a report that says my tree is safe?+
No honest assessor will write that, and you should be wary of one who offers to. What a written assessment says is what was observable on a given date, what the likely failure modes are, what the targets are, and what management options are reasonable — with a review interval. No tree is risk-free, decay is largely internal, and conditions change; a report is a dated professional opinion, not a guarantee.
