What is the practical difference?+

Which one do I actually want?+

What drives the price of a clearing job?+

By area, stem density, average size and terrain — and then largely re-priced by what happens to the material. Chipping where it falls, windrowing, grinding to mulch and hauling it all out produce very different totals for the same trees. Whether the stumps come out, and to what depth, is the second big lever. Get both written down explicitly.

Do the stumps have to come out?+

It depends on the end use. Ground destined for a field or lawn wants them out or ground down. A building footprint needs them out entirely, because a decaying stump under fill causes settlement later. Where the land is going back to rough pasture or a trail, they can usually stay. Stump handling is frequently a separate mobilisation with different equipment, so it should be its own line.

Which approvals can apply before land is cleared?+

Possibly, and this is worth settling before anything moves. Depending on acreage, slope, proximity to water and intended use, municipal zoning or conditional-use review, state erosion-control or stormwater permitting, shoreland protection near lakes and ponds, wetland buffers and river-corridor rules can all apply. If the land is in Vermont's Use Value Appraisal programme, clearing can affect enrolment and carry a tax consequence.

Is there value in the timber?+

Occasionally, depending on what the stems are, how big and straight they run, how many there are and how far the nearest mill is. A few large, straight, sound sawlogs of a marketable species can offset part of the cost; many small or crooked stems have no market and are pure disposal cost. Be sceptical of an offer to clear free in exchange for the wood without a clear written account of what is being taken.

How much buffer should I leave?+

More than looks sufficient while everything is standing. A buffer that looks ample while the stand is intact reads thin the moment it opens, and the stems newly on the edge go over in the first real blow because they grew up sheltered. Mark the buffer on the ground with the contractor before work starts, and plan to thin its most vulnerable stems.

Why do trees fall down after neighbouring land is cleared?+

Because interior trees never carried wind. Growing inside a stand produces a tall, poorly tapered trunk and a small root plate — the surrounding trees did the sheltering. Open an edge and those stems are suddenly loaded from a direction they have no structure for. It is predictable enough to budget for rather than be surprised by.

How are keeper trees protected during selective work?+

With a fenced protection zone that machinery does not enter, the same as on a construction site — a radius of roughly a foot per inch of trunk diameter is a common starting rule. Without it, the keepers get their root zones compacted by the machines removing everything around them, and they decline two to five years later.

What is the best season for this work?+

Frozen ground, clearly, for anything involving machinery. It carries equipment across ground that is impassable otherwise and it protects soil structure. The end of summer into early autumn comes next. Spring thaw is the worst and the damage from working then is lasting. On a site with wet areas, winter may be the only sensible window.

What does clearing do to groundwater and site drainage?+

It can, and not in ways anyone expects. Removing a stand removes a large volume of daily water uptake, and areas that drained fine can become soggy afterwards. Equipment crossing a leach field can compact or break it. Exposed soil on a grade starts moving with the first real rain. Mark the well, tank and field before work, and plan erosion control on anything sloping toward water.

How long should clearing an acre take?+

Anything from a day to a week or more, and it depends far more on what happens to the material than on the cutting. Dropping an acre of moderate stems goes quickly; it is the chipping, grinding or hauling of what results that eats the days. Access matters too — a site a truck can reach is a different job from one where everything moves to a landing first.
